Significant increase in the vacancy of warehouse spaces

"In the second quarter of 2024, we observed a high number of industrial spaces delivered to the market (more than 104,000 sq m), of which only 10% were pre-leased. This resulted in an increase in industrial space vacancy by almost 2%, from 3.76% in Q1/24 to 5.72% in Q2/24, which represents 246,825 sq m. Additionally, we continue to see a high number of spaces offered for sublease, more than 100,000 sq m across all regions of Slovakia, impacting the real estate market and providing more options for potential tenants." - Dominika Ukropcová, Research & Data Analys

The total area of ​premium industrial premises for lease reached 4,315,062 sq m at the end of the first quarter.

104,591 sq m of new industrial premises was delivered to the market.

At the end of the 4th quarter, 265,727 sq m of industrial premises was under construction.

The vacancy rate increased from 3.76 % in Q1/24 to 5.72 % in Q2/24, which represents 246,825 sq m.

Gross demand, including the extension of existing contracts, reached 116,265 sq m, while net take-up was 76,569 sq m
